OREANDA-NEWS. May 25, 2012. SORAINEN advised ORDO 36, the Latvian real estate developer, on construction law matters for two residential property projects in Jurmala. These involved development of six buildings altogether consisting of approx 130 apartments. SORAINEN analysed the legality of technical requirements issued by the authorities for access to public infrastructure, evaluated legal options for challenging the technical requirements plus alternative solutions related to engineering networks. The advice also covered a study of the case law, both regarding the authority’s obligation to compensate damages and costs associated with construction of public infrastructure, as well as expropriation aspects of the engineering networks. SORAINEN represented the client’s interests in communicating with Jurmala City Council and construction board, as well as in contract negotiations with owners of private infrastructure, resulting in agreement for use of private infrastructure.
