OREANDA-NEWS. February 22, 2008. St. Petersburg branch of MIEL Holding is commencing sales of townhouses at the Shuvalovskaya Usadba low-rise luxury residential complex.

Shuvalovskaya Usadba is located on the right bank of the Lower Great Suzdal Reservoir in the district of Shuvalovo-Ozerki, a part of St. Petersburg with particularly good ecology.

As well as offering outstanding ecology and scenery, the location is exceptionally convenient for transport purposes. The Estate is a 20-minute walk from Ozerki metro station and 200 meters from Vyborgskoe Shosse.

The district is one of the greenest in the city. The Suzdal reservoirs (Upper, Middle and Lower reservoirs) in the western part of the district, between the Vyborgskoe Shosse and Novo‑orlovsky Forest Park, are very popular as recreation areas both for people living in Shuvalovo-Ozerki and the rest of St. Petersburg. The district is bounded to the north by Shuvalovsky Park and to the south by Sosnovsky Park. The area also benefits from a favourable wind pattern: dominant northerly and westerly winds ensure crystal-clear air. The district combines the delights of out-of-town living with developed urban infrastructure.

The architectural unity of Shuvalovskaya Usadba harmonizes with the incomparable view from its windows onto the Park and Suzdal Reservoir. The project was carried out by the highly reputed Mikhailov Architecture Bureau.

The low-rise homes have been built on a historical spot, where a unique settlement of dachas (summer residences) formerly stood. The dachas have since been demolished. Facades of the new homes have been fashioned to resemble the previous buildings, using beige-colored bricks in combination with natural limestone and wood.

The complex consists of three low-rise individual units, each with eight apartments, on a plot of 2,800 sq. m. All townhouses have their own access from the plot, a garage for one car and parking space in front of the house. All of the buildings have two floors, as well as an attic floor and basement with service facilities, and each of them is built to an individual design. Total floor space of apartments, including the service basement, is between 276 and 421 sq. m. The homes are now 95% complete.

The houses have all necessary amenities: central heating, gas, electricity, and drainage. Heating and hot water is supplied from gas boilers installed in each apartment.

The apartments (townhouses) are individually designed with four apartments built on three levels and the other four apartments built on four levels.

The complex will be ready for sale in the first quarter of 2008.
