OREANDA-NEWS. September 1, 2011. By September secondary housing market of Baku has relatively activated which is explained by completion of summer season and return of players to the market.

CEO of consulting company MBA Group Nusret Ibrahimov has reported that in August market share of relatively cheap flats has increased from  56,1% to 56,8% and share of expensive flats decreased from 43,9% to 43,2%.

" Most part of sales portfolio accounted for relatively cheap flats which is connected with the use of mortgage crediting ",- N. Ibrahimov said.

In his words in August offer at the market increased by 3,7%, and the number of sales-purchase deals –by 1,9%.altoghether 3495 flats were put for sale and 421 of them were sold. The period of accommodation exposition at the secondary market decreased by 1,4%  - to 140 days which is connected with start of seasonal activity and gradual market activation.

In August prices at secondary housing market increased by 2,8%- from USD 1286 per sq m to USD 1314 per sq m. The share of flats put for sale at secondary market at the price of USD 68- USD 70.000 accounted for 26,4% of market portfolio. Average number of rooms made 2.53., average price of room in August amounted to USD 43. 350, of flat- USD 109. 676 with nominal price of USD 97. 762",- Ibrahimov said.
