OREANDA-NEWS. This year JSCIB “UkrSibbank” has rendered USD 90mln to purchase commercial real estate, the bank's press service disclosed. Thus, commercial mortgage portfolio of the Bank hit USD 200mln. This indicates that more and more representatives of small and medium-sized enterprises prefer to repay loan for their own office premise rather than lease it.

“Commercial real estate goes up by average 30% annually. Entrepreneurs do understand that rent is higher than interest rate, therefore they prefer by far purchasing premises under loan,  shared Vladlen Dyedkov, Head of SME Department, JSCIB “UkrSibbank”. – Besides, having bought real estate for private business, entrepreneurs shield themselves from getting rent increase-related risks and obtain a liquid security for other projects lending.” Commercial mortgage is one of the most farsighted types of lending. It allows gaining considerable profit and not withdrawing funds from the turnover.

UkrSibbank lends purchase of any objects of commercial real estate: office, trading, warehouse, industrial and other premises. The loan may be rendered for up to 16 years at the rate of 8.99% in CHF, 12.4% in USD and EUR, and 14.5% in UAH. If a loan is repaid in equal installments , the rate is 12.9% in USD and 9.49% in CHF. Down payment amounts to 15% of market value of the purchased real estate.
