Description of the service building

(register part no 11881402, area 7926 m2, intended purpose of the land is production land 100%):

The one(1)-storey building has been built in 1983 for servicing surface water catchment system.

Kiruvere service building is connected to electricity network, water supply is provided from Paunkula pumping station (from an existing bore-well), the building has a local cesspool for wastewater and electrical heating. Kiruvere service building has been fully reconstructed in 1997: has a SBS-bitumen roofing and new fillings of the openings, external finishing has been reconstructed, electrical installation and water and wastewater pipes have been replaced, new cesspool has been built, interior space has been decorated and partly rebuilt (incl. washing facilities provided). The building contains rest rooms - (2 rooms), sauna, WC, shower, kitchen (furnished) and workshop - garage (2) and a boathouse.

In the end of 2008, the roofing that had partly (ca 180 m2) become loose due to storm winds was replaced by a new cover. There is a need to finish the welding of the roof on the edge of that part and to install the edging. The roofing of the higher part of the building requires repairs (the edges are loose and the damp-proof plywood on the bottom is worn out). Visual observation did not detect any collapses of the storm water drains and supporting structures.

The building has been used for quite a long time and requires repairs on at least its roof, the structures of which may bring about emergency events. Since 2008 the building has not been used, however a minimal temperature of +10oC has been maintained in there throughout the year. The building and the property have been regularly and properly maintained (cutting the grass, cleaning the roof from snow, the stormwater pipes and supporting structures have been fixed etc.). Any costs of repairs to be done for improving the conditions of the building or for eliminating the consequences of emergencies shall be borne by the buyer.
